In North Texas, your mailing address does not tell you your school district.
This is the most expensive mistake buyers make here, and it is entirely avoidable. City limits, ZIP codes and district boundaries were drawn at different times by different people, and they do not line up. Two identical houses on the same street can feed different high schools — and trade at different prices because of it.
I check the attendance zone on every single property before you write an offer. Not the community brochure. Not the listing remarks. The district's own boundary lookup, for that specific address.

Divorce and estate sales
I have handled these many times. The house is usually the largest asset, the timeline is often set by someone other than you, and the people involved are having the worst year of their lives. Pretending it is a normal transaction is how it goes wrong.
For divorce, I will work for both parties or neither — but I will not take sides. Every offer, every number, every repair request goes to both of you and both attorneys at the same time, in writing. For estates, I work at the executor's pace and coordinate with the probate attorney so we are not marketing a house you do not yet have the authority to sell.

That is a normalization, not a crash — supply has actually been falling since its 2025 peak and the declines are moderating. But it does mean the strategy that worked in 2021 will lose you money in 2026.
