"We'll list it now and be moved by Thanksgiving, right?"

Short answer: plan on roughly three to four months from the day you list to the day you close. In September 2026, the median listing spent about 65 days on the market in Collin County and 63 days in Denton County (Realtor.com data via FRED, the Federal Reserve Bank of St. Louis database). Then add the closing date you and your buyer write into the contract.

That's the average. Your house isn't average. Your PRICE decides where you land.

How long are homes sitting in North Dallas right now?

Median days on market, Realtor.com data via FRED:

Area Sept 2026 Sept 2025 April 2026
Collin County (Frisco, Prosper, McKinney, Allen, Celina) 65 63 41
Denton County (Denton, Little Elm, Flower Mound, Aubrey) 63 64 43

The Dallas–Fort Worth (DFW) metro as a whole: 62 days in September 2026.

Slower than spring. About flat with last fall. Not a crash.

Statewide, homes that actually sold in July 2026 averaged 63 days on market. The homes still unsold at month-end? They'd been sitting an average of 92 days (Texas Real Estate Research Center, Texas Housing Insight, published Sept. 18, 2026).

What's the timeline to sell a house in Texas, step by step?

  1. Prep. Clean. Repair the small stuff. Service the A/C. Photos. You control this one.
  2. On the market. About two months at the median right now.
  3. Option period. On the standard Texas resale contract (Texas Real Estate Commission, or TREC, form 20-19), the buyer pays an option fee for the unrestricted right to terminate during the number of days you negotiate.
  4. Appraisal and loan approval. If your buyer is financing, their lender has to sign off on the house AND the buyer.
  5. Closing. Paragraph 9A of the contract leaves the date blank. You negotiate it.

Why is my house taking so long to sell?

Beyond the season, two things are slowing North Dallas sales this fall.

Rates. The 30-year fixed averaged 7.40% on Freddie Mac's Primary Mortgage Market Survey (PMMS) for the week of Oct. 15, 2026, up from 6.27% a year earlier. Same house. Bigger payment for your buyer. Fewer buyers who may qualify for it.

The builders. In Prosper, Celina and Frisco, you're competing with builders who may offer rate buydowns that make a higher sticker price produce a lower payment.

Here's the part sellers sometimes get wrong: 🚨 days on market is mostly a PRICE problem, not a marketing problem.

The listing pitch that wins with the highest number, then calls three weeks later asking for a price cut? That pattern may cost you more than pricing right on day one. Statewide, the median seller price cut in July 2026 was $13,000, about 3.6% of the original list price (Texas Real Estate Research Center).

And every extra month costs you. Mortgage. Taxes. Insurance. Utilities. If you're carrying approximately $3,000 a month, two extra months could cost approximately $6,000 before you count the price cut. 💰

I have had listings that sold in less than two weeks and listings that took months. Prep matters, pricing matters, approving showings matter.

Quick answers

Is fall a bad time to sell in North Dallas?
Slower, not bad. Price for the season you're in, not for April.

Will a cash buyer close faster?
Often. No lender appraisal or loan approval to wait on. Compare net proceeds, not just speed.

Does a price cut mean I failed?
No. Cuts are common right now. Waiting too long to make one is the bigger problem.

My take

If you don't HAVE to move this fall, waiting for spring may be the smarter call. Collin and Denton county homes moved about three weeks faster in April 2026 than in September. I'd rather tell you that than list you today.

Have to move? Price for today's buyer. Prep what matters. Negotiate a closing date that fits your next move.

Because buyers don't pay for the price you need. They pay for the price that makes sense. 🏡
