"We need more room. But if we sell, we lose our 3% rate. Why would we trade that for 7.4%?"
The short answer: sometimes it's worth it, and sometimes it isn't. The rate is one line of the decision, not the whole decision.
Compare your new total monthly payment (principal, interest, taxes, insurance, HOA, MUD and PID) against what more space or a different school district is worth to you for the next ten years. If your equity shrinks the new loan enough that the payment fits, moving up may make sense. If it only works on paper, waiting is a legitimate answer.
How much more would my payment be if I give up my 3% rate?
The average 30-year fixed rate was 7.40% for the week of October 15, 2026 (Source: Freddie Mac Primary Mortgage Market Survey (PMMS), October 15, 2026; individual rates vary).

Here's the part I want my move-up buyers to understand: of that jump of roughly $1,600 a month, only about $380 is the bigger house. About $1,220 is the RATE.
That's the real price of the move. Not the list price. Not the square footage. The payment.
Your rate, taxes, insurance and loan terms may differ, subject to lender approval and qualification.
What else changes when you move up besides the rate?
Your property taxes reset. In Texas, the 10% annual cap on a homestead's appraised value starts January 1 of the year after you qualify for the exemption on that home (Source: Texas Comptroller, Valuing Property, accessed October 20, 2026). The capped value you built up on your current house doesn't come with you.
The school district matters too. Both of these districts sit inside Frisco city limits, with fiscal year 2027 rates per $100 of taxable value (Source: City of Frisco, Property Tax Rate page, accessed October 20, 2026):
- Frisco ISD (Independent School District): 1.019400
- Prosper ISD: 1.214100
On a $600,000 home, after the $140,000 school homestead exemption (Source: Texas Comptroller, Property Tax Exemptions, accessed October 20, 2026), that gap could be approximately $896 a year, or about $75 a month. That is NOT your total property-tax bill. City, county and any special district taxes stack on top.
🚨 In newer Prosper and Celina communities, ask for the MUD (Municipal Utility District) and PID (Public Improvement District) line before you fall for a floor plan. Those can add real monthly cost that the list price never shows.
When is it worth giving up a low rate to move up?
It may make sense when:
- Your equity can bring the new loan down far enough that the full payment fits your budget, not just your approval.
- The move solves a ten-year problem. A school district. A commute down the DNT or Sam Rayburn you'd otherwise drive for years.
- You're planning for the payment at today's rate, not betting on a refinance that may never come.
And here's the villain, said plainly: the builder incentive that's tied to the builder's preferred lender. A buydown can lower year one while higher base pricing quietly offsets it. Compare total loan cost. Bring your own Realtor before you walk into the model home in Celina or Prosper.
Quick answers
Can I keep my 3% rate and move it to a new house? Usually not. Most conventional loans can't be moved to a new property. Ask your lender what your specific loan allows.
Will my new taxes match the seller's? Don't count on it. The seller may hold exemptions or a capped value you won't inherit.
Should I wait for rates to drop? Nobody can promise they will. Plan around the payment you'd have today.
My take
If the new payment only works when everything goes right, keep your 3% and stay put for now. Buying up isn't automatically the right move for everyone, and I'll tell you when the numbers say wait.
But if the house you're in no longer fits the life you're living, the rate shouldn't be the only vote.
A low rate is a great deal on a house that still fits. 🏡
