When the house has to sell and nobody wanted it this way
I have handled these many times. They are not normal transactions and pretending otherwise is how they go wrong. The house is usually the largest asset, the timeline is often set by someone other than you, and the people involved are having the worst year of their lives.
Divorce: I can work for both of you, or neither of you
What I will not do is take sides. If you are both on title, you both get the same information at the same time, in writing. Every offer, every repair request, every number goes to both parties and to both attorneys simultaneously. That is the only way this stays clean.
Court-ready valuations
Attorneys and mediators need a defensible opinion of value, not a Zestimate. I prepare comparable market analyses that hold up in a settlement conference, and I will explain the methodology to your attorney directly.
Estate and probate: I work at the executor's pace
Independent administration, dependent administration, muniment of title — the path determines what can be signed and when. I coordinate with the estate attorney so we are not marketing a house you do not yet have authority to sell.
The contents are part of the problem
Estate sales, cleanout crews, donation pickup, shredding services, and the sorting of forty years of a person's life. I have a vetted list, and I have stood in the house while it happened. You do not have to do that part alone.
Discretion is the default
No yard sign until you say so. No social media. No open houses if you would rather not. Coming-soon and private marketing exist for exactly this situation.
