Six steps, in this order, every time
Start with the real number
Not the Zestimate — it does not know about your kitchen, your foundation work, or the fact that the comp two doors down had a pool. I build a comparable market analysis from what actually closed near you this quarter, and I show you the comps so you can see the reasoning.
Then the net sheet
Sale price is not what you get. Payoff, commissions, title, survey, the repairs a buyer will ask for after inspection, and any seller concessions you agree to. You should see that number before you list, not at closing.
Price to the market that exists
Roughly a third of North Texas listings are cutting price right now, and resale is sitting at about six months of supply. Homes priced to yesterday's comps sit, get stale, and eventually sell for less than they would have if they had been priced correctly on day one. I would rather have that argument with you in week one than in week nine.
Prepare, then photograph
Paint, declutter, light bulbs, landscaping, and the two or three repairs that inspectors always flag in North Texas. Professional photography, floor plan, and video after — not before. The listing photos are the showing; the showing is just confirmation.
Market it where buyers actually are
MLS syndication is table stakes. What moves the needle is the first 72 hours: agent-to-agent outreach, social distribution to a local audience that is already following me, and a coming-soon window when it suits your situation.
Negotiate the whole deal, not just the price
Closing costs, leaseback, option period, repair amendment, appraisal gap. In a buyer's market the price is often the least flexible part of the offer and everything else is where you win or lose.
