Most of my five-star reviews are from first-time buyers, and there is a reason. The hard part of a first purchase is not finding the house — it is the forty small decisions between contract and closing that nobody warned you about.

Get your financing straight before you look

I will connect you with lenders who actually answer the phone, and we will get you fully underwritten — not just pre-qualified. In a market where a third of listings are taking price cuts, a strong pre-approval is your leverage.

Know your real budget, not your maximum

The number a lender approves you for and the number you should spend are different. We will work backward from the monthly payment you are comfortable with, including taxes and HOA — which in North Texas can add hundreds a month you did not budget for.

Use the buyer's market while it lasts

Resale inventory is sitting at roughly six months of supply and new construction carries 85 days on market. Builders are buying down rates. Sellers are covering closing costs. This is the most negotiating room first-time buyers have had in years.

Do not skip the inspection to win the house

You will not have to. That was 2021 advice. Today you can inspect, negotiate repairs, and still close.
